Booking

A booking request through this website is not a confirmed reservation. Confirmation is sent via email or WhatsApp within 24 hours, subject to availability.

Once your dates are confirmed, you will receive a payment link via email. Payment must be completed within 48 hours of receiving the payment link to finalize your booking. If payment is not completed within this timeframe, the reservation is automatically cancelled and the dates are released. You will be notified by email and may submit a new booking request if the dates are still available.

Check-in / Check-out

  • Check-in: from 16:00 (flexible with self check-in). Access is granted via electronic keypad and web link. Instructions are sent before arrival.
  • Check-out: up to 10:00 (flexible with self check-out). Please ensure the electronic lock is secured upon departure.
  • Minimum stay: 2 nights (1-night stays are accepted at the 2-night rate)

Maximum Occupancy

The apartment has a maximum occupancy of 6 persons (adults + children combined), as established by regulations. This limit cannot be exceeded. Babies in crib are included in the count.

Electronic Access & Security

Access to the property is provided through electronic means (numeric keypad code and web-based door opener). You are responsible for the security of your access credentials. Do not share your PIN or door link with unauthorized persons. Any unauthorized entry resulting from shared or lost credentials is the guest's responsibility.

Cancellation Policy

Free cancellation is available for standard (refundable) bookings. The refund amount depends on when you cancel relative to your check-in date.

  • More than 10 days before check-in: full refund of accommodation and pet supplement, minus a processing fee.
  • 10 days or less before check-in: 50% of accommodation and pet supplement retained, remainder refunded minus processing fee.
  • Check-in day or no-show: no refund of accommodation or pet supplement.
  • Non-refundable bookings (including last-minute): no refund of accommodation or pet supplement. Cleaning fee and tourist tax are still refunded (services not provided).

The following are always refunded in full, regardless of when you cancel:

  • Cleaning fee (service not provided)
  • Tourist tax (no overnight stay occurred)

The processing fee covers the payment provider's transaction costs, which are not returned to us upon refund. The exact amount depends on the payment method used.

Cancellation by Host

While rare, the host may cancel a confirmed booking and issue a full refund of the entire amount paid (including all fees and charges).

We are committed to maintaining high standards of comfort and habitability for our guests. This means that, on occasion, circumstances may require us to cancel a reservation:

Planned maintenance. Activities that render the property temporarily uninhabitable (major renovations, system upgrades) are normally scheduled months in advance. Should your booking be affected, we will notify you as early as possible — giving you ample time to find an alternative solution.

Unforeseen events. Situations that cannot be anticipated — such as a heating system failure in winter, plumbing malfunctions, or other issues that compromise basic habitability — may require immediate repairs that overlap with existing reservations. In these cases, prompt intervention is necessary to restore the property to an acceptable standard for all guests.

In both cases:

  • You will receive a full refund of the entire amount paid, with no deductions whatsoever.
  • The host will assist you to the best of their ability in finding alternative accommodation nearby.

We understand that a cancellation is never ideal, and we make every effort to prevent these situations. When they do occur, our priority is to resolve the issue transparently and support you throughout the process.

Date Modification

You may request a change to your check-in and/or check-out dates subject to the following conditions:

  • Modifications are only available for refundable direct bookings (non-refundable bookings cannot be modified).
  • The request must be submitted at least 14 days before the original check-in date.
  • Only one modification per booking is allowed. After that, you may cancel the booking if needed.
  • The new dates must be available (not already occupied by another reservation).

Price recalculation: When you change dates, the price is recalculated using the rates in effect at the time of the modification (not the original booking rates). Seasonal rates, promotions, pet supplement, extra guest supplement, and tourist tax are all recalculated for the new date range. The cleaning fee does not change.

If the new price is higher: You will receive a payment link for the difference. No additional processing fee is charged — you pay only the price difference. Payment must be completed within 24 hours. If not paid in time, the modification is automatically cancelled and your original dates remain unchanged.

If the new price is lower: A partial refund is issued automatically upon host approval. A small processing fee is deducted to cover the non-recoverable portion of the original transaction fee. The exact amount depends on the payment method used.

If the price is the same: The modification is confirmed upon host approval with no further payment.

Host approval: All modification requests require approval by the host, who needs to verify availability on other booking platforms. You will receive an email once your request is approved or rejected.

House Rules

  • Maximum 6 guests
  • No smoking inside the apartment
  • No parties or events
  • Pets welcome (max 1, supplement applies — see Prices)
  • No commercial photography or filming without prior written consent
  • Quiet hours: 22:00 – 08:00

Tourist Tax

A tourist tax of €1.50 per person (≥14 years) per night applies, for a maximum of 5 nights. For direct bookings, the tourist tax is included in the total price at the time of payment.

Prices

All prices displayed on this website are final. The total price includes accommodation, cleaning fee, extra guest supplement (if applicable), pet supplement (if applicable), and tourist tax. No hidden fees.

The base rate covers a standard number of guests. Beyond that threshold, an extra guest supplement per person per night applies to cover the additional laundering and ironing of bed linen, towels, and bathroom supplies. Exact amounts are shown on our Prices page.

Payment Processing Fee

Every card payment incurs a processing fee charged by the payment provider (Stripe). The fee varies depending on the card type and country of origin (typically 1.5%–3.25% + €0.25 per transaction).

We absorb this cost entirely — you pay exactly the price shown, with no surcharge. However, if you cancel or request a date modification that results in a refund, the payment provider does not return this fee to us. In those cases, the processing fee is deducted from your refund amount, as it is a cost we cannot recover.

Promotions

We may offer discounts for direct bookings. Available promotions and their conditions are displayed on our Prices page and in the booking form at the time of reservation.

Promotions are applied automatically based on your booking dates and options. The non-refundable option may be combined with other eligible promotions up to a maximum combined discount (shown during booking). Non-refundable bookings cannot be cancelled or modified.

The specific promotions available, their discount percentages, and eligibility conditions may change at any time without notice. The discount applied to your booking is the one in effect at the time of your reservation and is frozen in your booking confirmation.

Liability

The host is not liable for loss or damage to guests' personal belongings. Guests are responsible for any damage caused to the property during their stay.

Applicable Law

Italian law applies. Jurisdiction: Court of Lecco.
